Filing relevant paperwork to initiate a tenant eviction
Coordinating with legal counsel on appropriate steps to remove a non-paying tenant

Maintenance, Repairs, and Inspections
Coordination of all maintenance requests
Coordinate getting bids, executing any agreements & contracts (as per property management agreement)
Provide vendors with access to the property for interior/exterior maintenance and repairs
Prompt payment of repair invoices from rents collected
Perform periodic inspections on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc.
Send Landlord periodic reports on the condition of the property
Accounting and Banking
Track all property maintenance expenses and provide a detailed report of accounting
Disburse net rental proceeds in a timely manner
Reporting and Record Retention
Provide detailed monthly report of income and expenses
Annual report structured for tax purposes
Maintain all historical records, leases, receipts and invoices regarding property
Professional Services
Maintain relationships with an attorney, accountant and other professionals
Provide a network of licensed and insured contractors/handymen who provide good pricing and quality work that is up to code
Legal
Advise in the event of a legal dispute or litigation
Refer owner to a qualified attorney when necessary
Eviction attorney on call (additional legal fees may apply)
Understand and abide by the latest local, state and federal legislation that apply to renting and maintaining rental properties
