Once we help you locate the property that meets all your investment criteria and potential profitability, we guide you to prepare the necessary aesthetic details to make your property more marketable and offer it to the market. Additionally, we make sure that each property being offered for rent abides by all legal and code requirements established by the law. 

Property rentals are complex mainly because it involves many laws dealing with security, anti-discrimination and the strict enforceability of the established contracts. South Florida Premier Properties will advise you every step of the way.

Servicing of all Inquires and Complaints

Quick response and resolution to all inquires and complaints
Keep a detailed record of all communication

Collection of all Rents and Fees

Collection of rent
Take action on all delinquent accounts
Posting of 3 day notices for demand of rent

Evictions

Filing relevant paperwork to initiate a tenant eviction
Coordinating with legal counsel on appropriate steps to remove a non-paying tenant
Coordinate with law enforcement to remove tenant and tenant’s possessions from the property

Maintenance, Repairs, and Inspections

Coordination of all maintenance requests
Coordinate getting bids, executing any agreements & contracts (as per property management agreement)
Provide vendors with access to the property for interior/exterior maintenance and repairs
Prompt payment of repair invoices from rents collected
Perform periodic inspections on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc.
Send Landlord periodic reports on the condition of the property

Accounting and Banking

Track all property maintenance expenses and provide a detailed report of accounting
Disburse net rental proceeds in a timely manner

Reporting and Record Retention

Provide detailed monthly report of income and expenses
Annual report structured for tax purposes
Maintain all historical records, leases, receipts and invoices regarding property

Professional Services

Maintain relationships with an attorney, accountant and other professionals
Provide a network of licensed and insured contractors/handymen who provide good pricing and quality work that is up to code

Legal

Advise in the event of a legal dispute or litigation
Refer owner to a qualified attorney when necessary
Eviction attorney on call (additional legal fees may apply)
Understand and abide by the latest local, state and federal legislation that apply to renting and maintaining rental properties
